That is the purpose of this newsletter. It is not a prediction or a wall of listings. It is a clean starting point for a better property-level investigation.

What those numbers could mean
Some buyers may have more time to inspect, compare homes, review the complete cost, and investigate terms than they had in faster conditions.

What they do not prove
- They do not establish the value of one Davenport property.
- They do not prove every seller is motivated.
- A 98.4% sale-to-list ratio is not a guaranteed 1.6% discount.
- A price reduction is not proof that a seller will accept another reduction.
The number should change the investigation - not predetermine the offer.

One city name, different market signals
Zillow portal measures through August 31, 2026 showed different search conditions in two Davenport ZIP codes:

These are portal measures, not an official resale-only MLS inventory report. They may blend property types and new construction. Days to pending is not the same measurement as MLS days on market.

Why the exact address still controls the decision
A Davenport mailing address does not by itself establish the property’s jurisdiction, taxing authorities, utilities, school assignment, HOA/CDD obligations, rental rules, flood conditions, permit jurisdiction, or the route that will shape your week.
Better question: Which exact property makes the ZIP-level context relevant - and what still needs to be verified at the address level?

Growth is context, not a promise
The City of Davenport development map, updated January 14, 2026, counted 6,667 lots or units in active residential developments, including 3,630 not completed. Polk County also recorded 8,236 housing units permitted in 2025.
Those figures show development activity. They do not prove that every unit is available, under construction, scheduled for delivery, or likely to produce appreciation. A permit is authorization - not a completed home, current inventory, or a sale.

The two-home decision exercise
Choose two Davenport-area homes that remain realistic options. They may be two resales, two builder homes, or one of each. Then compare:
- Exact geography and controlling records.
- Complete monthly cost and cash to close.
- Documented, estimated, missing, or expired terms.
- Route, timing, condition, and future-phase trade-offs.
- The professional or official source responsible for each unanswered question.
